Help Me Find This Game

I'm trying to find an old adventure game i used to play many moons ago, i've no idea what its called but I think it was set on an island (poss italian?) the game used real photographs for the graphics and featured a few live action videos. i remember a large house with a garden with a well. the house had some puzzles inside and I remember being on the seashore by a small hut which also had some puzzle/item significance. the game was a point 7 click type game and utilized a first person perspective.

i would greatly appreciate and ideas anyone may have, ive been searching for ever!

Oh I think the game is at least 8-9 years old.

You start out on a boat. For part of it, you are on an island with a big mansion and a well in the garden. There is also a lighthouse, and a hut by the sea.
